TREOES GRADUATE JAMES JOINS HRT COMMERCIAL
Herbert R Thomas, has expanded the commercial property division it launched two years ago.
Headed by industrial agent
Tim Vaughan the division has recruited Cowbridge educated James Mordecai of Treoes, to work on high profile instructions.
He achieved BSc Honours in property agency and marketing at the Royal Agricultural College, Cirencester, after attending Cowbridge Comprehensive School.
Welcoming his appointment, Mr Vaughan said: “Thanks to a number of high profile transactions, we are delighted with the way the business has progressed in just 2 years.
The range and quality of our instructions, has been of the highest order.
James has all the requirements to be a first-class surveyor.

Tim Vaughan, head of the commercial property arm of Herbert R Thomas, is celebrating a top Welsh property award. Tim, who racked up more than £12m worth of deals during his first year at the firm’s Cowbridge office, has been named Young Property Personality of The Year in the inaugural People in Property Props Awards Wales.
He was among eight high-profile award winners in various categories announced at a charity luncheon for more than 350 guests at Cardiff's Holland House Hotel at an event that also raised more than £20,000 for the Variety Club children’s charity in Wales.
Tim Vaughan was praised by the panel of prestigious judges for having established the HRT commercial property arm and achieving such considerable progress in a short space of time.
He said, “This is a fantastic award, not so much for myself but for the firm as a whole, it has shown tremendous commitment to the commercial property sector and success has been a result. Thanks to a number of high-profile transactions, we are delighted with the way the business has progressed in its first 18 months. The range and quality of our instructions has been of the highest order.”

Herbert R Thomas’s Commercial Department has been set up by Tim Vaughan, to provide an all round professional package to new and existing clients to supplement our existing services. The Commercial Department can provide advice on investment acquisitions/disposals, development, office, retail, industrial agency, commercial valuations and property auctions.

Agency
The agency work is wide ranging and includes industrial, office and retail instructions. Apart from straightforward disposals, we also carry out acquisitions and this ranges from undertaking initial searches through to providing detailed advice regarding values, rent and lease terms. We also provide consultancy advice and over the years have acted for local authorities and other public bodies, giving strategic advice and the best way to utilise land holdings to their greatest potential, particularly in respect of disposal of surplus property.
Development
Over recent years Herbert R Thomas has been involved with a number of development projects in South and South West Wales. This usually transpires from clients who are either seeking to acquire and develop out the space for a range of uses, or for clients who already have land availability and want advice as to the most appropriate development scheme to develop where there are end occupiers.
Valuations, Rent Reviews & Lease Renewals
The majority of professional work comprises of valuations, rent reviews, rating and compulsory purchases. We act for a number of High Street Banks and other well known lending institutions, regularly providing them with Valuation advice in respect of property on which they are proposing to lend. We also provide openmarket valuations and asset valuations to private clients. With regards to rent reviews, we act for both landlords and tenants alike and are able to make use of our in depth knowledge within the Welsh property market.
