A guide to fees, both before you move in and during your tenancy.
When moving into a new home, there are several fees you might have to pay as a tenant. For ease we have listed these below to ensure you are fully prepared. Alternatively, click below to download our guide to fees.
Reservation Fee £200
The fee that is paid to reserve the property, processing the application and associated paperwork. Includes the provision and execution of all legal documentation. Ensuring that the property is ready for your occupation. Collection and processing of your rental payment and bond deposit. Registration of bond deposit within TDS or similar service in the event of your chosen property being managed by a Landlord direct.
Reference Fee £30 Per Tenant
An external referencing agency are used to undertake the following: identity, immigration and Visa confirmation, where applicable. A financial assessment and credit check, where applicable obtaining references from current and/or previous employers and/or landlords. Other relevant information to assess affordability.
Guarantor Fee £30 Per Guarantor
In the event of your personal application returning as requiring a Guarantor this fee will become applicable. Guarantors will be required to be referenced in the same way as Tenants.
Company Let Reservation fee £260
As above reservation fee for a personal reservation but changed whereby a tenancy is to be held in the name of a company. This includes referencing the company obtaining financial credit checks and any other relevant information to assess affordability
Deposit One Calendar Month’s Rent + £100
Prior to moving in you will be required to pay a deposit. This will be one calendar month’s rent plus £100. In the event of your Landlord agreeing to a pet living at the property your deposit will be one calendar month’s rent plus £300. Additional deposit is to cover potential damages that the pet may cause to the property, gardens or grounds. This forms part of your registered deposit.
