Description

The land extending to 60.36 acres is situated to the east of the Gnoll Estate Country Park on the edge of the town of Neath and comprises two separate parcels of flat or sloping permanent pasture/woodland with high amenity value being located adjacent to Gnoll Park.

The land is fertile permanent pasture with a narrow belt of woodland along the northern and eastern boundaries, mainly flat or on a gentle slope. Access is available to this lot via the gateways marked at points B, C & D on the plan.

The Brickfield 2 Series has a drift from Palaeozoic and Mesozoic sandstone and shale geology with soil and site characteristics of slowly permeable seasonally waterlogged fine loamy soils. Associated with fine loamy soils with only slight waterlogging and some deep well drained fine loamy soils. Noted for dairying and stock rearing on permanent or short-term grassland.
