Herbert R Thomas has a wealth of experience in dealing with development land and our team is actively involved in all aspects, from the early stages of identification and strategic promotion of development sites, to the planning process to realise the full development potential (assisted by our Planning Department and excellent working relationships with specialist planning consultancies, site promotors and developers), through to the site disposal.

Our active involvement with all the recognised national house builders, local developers and promotors, enables our professional team to provide expert advice to landowners on option agreements, conditional contracts, joint ventures, planning promotion agreements and building licence agreements.
Herbert R Thomas strives to provide clients with up to date advice and guidance in order to achieve the highest value for a development land asset. Our specialist development work is extensive and includes Greenfield and Brownfield sites ranging from less than one acre to many hundreds of acres, individual residential commercial sites, mixed-use developments and barn conversions schemes.
Property development requires a co-ordinated approach, bringing together the key elements of land, buildings, finance and occupiers to create viable projects.

Acting on behalf of Landowners, Promotors, Planning Consultants and Developers we undertake financial viability modelling of development land. Understanding a schemes viability has also become an increasingly important material consideration in the planning system. We can undertake instructions in accordance with the RICS Professional Standard entitled Financial Viability in Planning: conduct and reporting (April 2023 ).
We use ARGUS Developer software and can build bespoke viability models. We are also competent using the Burrows-Hutchinson Development Viability Model commissioned by the Local Planning Authorities to determine whether a project is “viable” in Town Planning terms.
